Hilco Global has announced the provision of $47.5 million in financing to support the recapitalization and continued development of The Bend, a major mixed-use riverfront project in Chattanooga, Tennessee. The loan was extended through Hilco Global’s Real Estate Capital practice and is sponsored by Urban Story Ventures (USV), marking a significant milestone in one of the region’s most ambitious urban redevelopment initiatives.
Advancing Large-Scale Urban Redevelopment
The Bend is positioned along more than 3,000 linear feet of Tennessee River frontage, adjacent to downtown Chattanooga. Spanning over 100 acres, the project is among the largest mixed-use developments currently underway in the region, reflecting growing investor confidence in Chattanooga’s long-term economic and urban growth prospects.
The financing was announced on January 20, 2026, from Hilco Global’s headquarters in Northbrook, Illinois.

Operational Details: Financing Structure and Development Scope
The $47.5 million loan is designed to optimize the project’s capital structure, providing Urban Story Ventures with enhanced flexibility to advance the next phase of development. The recapitalization enables the sale of individual parcels to vertical developers while opening opportunities for new equity partners aligned with the project’s long-term vision.
The fully entitled, master-planned district is designed as a walkable, mixed-use destination integrating residential, office, retail, hospitality, entertainment, and waterfront amenities.
Economic Impact and Investment Outlook
According to an independent economic analysis by Younger & Associates, The Bend could generate nearly $1 billion in new investment over the next 30 years. The current development plan includes approximately 1,700 residential units, 1.1 million square feet of office space, 1.2 million square feet of retail, 600 hotel rooms, entertainment and cultural venues, and a 300-slip marina. Public infrastructure investments are being supported through a public-private partnership model.
