Lincoln Avenue Communities (LAC) has broken ground on Olea on 126 Apartments, a new 144-unit affordable housing development in Largo. The project represents LAC’s latest ground-up construction initiative in Southwest Florida and aims to address critical housing shortages in Pinellas County.
Project Scope and Income Mix
Olea on 126 will consist of three four-story residential buildings offering a mix of two-, three-, and four-bedroom apartments. The development is structured to serve families across a range of income brackets:
- 35 units reserved for households earning up to 40% of Area Median Income (AMI)
- 72 units for households earning up to 60% AMI
- 38 units for households earning up to 80% AMI
Construction is currently underway, with completion anticipated in June 2027.
Community Amenities and Sustainability
The property will feature a clubhouse, fitness center, swimming pool, playground, covered patio, and electric vehicle (EV) charging stations. According to LAC leadership, the goal is to combine affordability with quality amenities that foster stability and community engagement.
Jordan Richter, Vice President and Regional Project Partner at LAC, emphasized that the development is designed to help families thrive while strengthening neighborhood connections.
Local Impact and Strategic Significance
Local officials highlighted the urgent need for affordable housing to support essential workers, including teachers, hospitality staff, and first responders. Dave Eggers, Chair of the Pinellas County Board of Commissioners, underscored the importance of expanding access to attainable housing options across the county.
